Why Portugal?
Tourism
Portugal has won the prestigious World Travel Awards 2022 for the fifth time in six years.
This popularity of the tourist destination boosts demand for rental properties. Just in January 2023 3.5 million guests were registered.
Safety and stability
Portugal offers a high quality of life with 300 days of sunshine a year, low crime rates and political stability. In 2022 it was ranked 12th in the world in the quality of life index and 6th in the global peace index.
Economy
In recent years Portugal has experienced high rates of economic growth. In 2022, for example, its GDP grew by 6.7%, outperforming many of its peers in southern Europe. The OECD predicts that Portugal's economy will grow by 2.5% in 2023, more than double the eurozone average of 0.9%.
Real estate
Portugal's property market is very resilient. Property prices have been rising consistently over the last decade and in September 2022 an average growth of 13.1% for the whole country was recorded for the year. Between 2021 and 2022 alone there has been a 67% increase in investment in the country.
Investment privileges
Portugal offers various incentives to foreign investors, such as the non-residential residence scheme, which provides tax exemption on all foreign sources of income for 10 years and tax relief within the country. The Portuguese passport, which can be obtained after 5 years of residence in the country, ranks 4th in the world's passport rankings.
Bank financing
Low interest rates: European banks, including those in Portugal, usually offer mortgages with low interest rates, especially compared to banks in other parts of the world. This makes buying property more affordable and increases the potential return on investment.
Potential growth in property values: As mentioned above, Portugal's property market is growing steadily, making a property investment an attractive option for investors. A mortgage loan can help investors take advantage of this opportunity, especially if they do not have sufficient funds to pay the full cost of the property.
Accessibility of mortgage lending for foreigners: Foreign investors can obtain a mortgage loan in Portugal, although this may require more paperwork and procedures compared to locals.
Rental income: A mortgage loan can be used to purchase property intended for rental purposes. Given the high for Europe rental yields in Portugal (average yields from 5%), investors can generate a stable income that will help them pay off the mortgage loan and also make a profit.
